Press Release:Another Office Gold: Silo Next Receives ÖGNI Certification

by Marco Seltenreich

Another STRABAG Real Estate commercial project has recently joined the ranks of properties certified according to the sustainability criteria of the Austrian Society for Sustainable Real Estate (ÖGNI). Silo Next in Vienna-Liesing received the DGNB Gold certificate for sustainable office and administrative buildings. A repeat success that still shines brightly—especially as the project also achieved EU Taxonomy compliance.
If developing sustainable office buildings were an Olympic discipline, STRABAG Real Estate would by now regularly be among the medal contenders. Following several successful certifications, the project developer even received “Bonus Gold” in 2019 for the multiple certification of its office buildings.
But the latest success is always the one to celebrate. At the end of September, Silo Next in Vienna’s 23rd district officially received its sustainability certificate from ÖGNI Managing Director Peter Engert.
The modern office park in Lemböckgasse impressed with a high share of renewable primary energy, using geothermal energy for heating and cooling and photovoltaic power, as well as a high degree of flexibility, water-saving fittings and, of course, CO₂-reduced concrete, sheep’s wool insulation and the complete avoidance of PU foam. “The fact that we developed the project on a previously unused brownfield site, meaning no additional land sealing was required, is also worth highlighting,” says project manager Reinhard Hoch.

Two prominent tenants, AMS and biotechnology company MADx (Macro Array Diagnostics), are already based at Silo Next. Despite the challenging market environment, the continued leasing process is progressing successfully, with strong interest in the flexible office spaces. “The district is complete and filling up,” says Erol Milo, Head of Commercial Real Estate. “That is the best confirmation a project developer can receive.”
With WEITBLICK in Vienna’s Viertel Zwei, STRABAG Real Estate is currently developing another landmark commercial property. Alongside its focus on sustainability and EU Taxonomy compliance, the 120-metre-high building has another unique feature: it is the first building in Austria to receive the medical seal for allergy-friendly buildings and interiors from the Allergy Friendly Buildings Alliance (AFBA).
