In Warsaw’s city center, an office skyscraper and a hotel are under construction
Topping-out wreath marks a key construction milestone
The Upper One building complex in the heart of Warsaw has reached its final height. Topping-out wreaths—a traditional symbol marking the completion of the structural shell—were ceremonially installed on the 131.5-meter office tower and the 55-meter hotel building. The project by STRABAG Real Estate is now moving into the next phase: interior construction. Completion is scheduled for 2027. The structural shell of the Upper One complex was completed in just under a year. The development consists of a 34-story office building and a 17-story hotel, which will operate under the name The Cloud One Hotel in the future. The hotel will feature 362 rooms. With the structural work now complete, the next phase of implementation begins. In the coming months, the focus will be on façade installation, roof completion, as well as technical installations and interior fit-out. “With Upper One, we have reached another important milestone. The project is progressing according to plan and will enter the market as announced. The complex will significantly enhance Warsaw’s city center by combining modern office space with the lifestyle concept of The Cloud One Hotel brand,” explains Łukasz Ciesielski, Managing Director of STRABAG Real Estate.
“Upper One is one of the largest office and hotel projects in central Warsaw. Our team is working with high efficiency—the office tower at times grew by one floor per week. We consistently rely on digital methods such as BIM already in the planning coordination phase. This allows potential conflicts to be identified early and construction progress to be precisely documented. In addition, 3D scanners and 360° cameras are used. Upper One is another prestigious skyscraper that STRABAG is delivering in the heart of the capital,” emphasizes Dariusz Kolasa, Member of the Management Board of STRABAG.
The complex was specifically designed for modern working environments in which the office is much more than just a workplace. Across a total area of 36,050 m², functionality and high-quality fittings are at the forefront. Special features include double-deck elevators, including five panoramic lifts integrated into an intelligent control system. This system analyzes and optimizes traffic flows within the building. The concept is complemented by modern solutions for lighting control, air ionization, and sound insulation, ensuring a comfortable working environment. The architectural design of the office building is the responsibility of the Polish architecture firm Medusa Group. The hotel design was developed in collaboration with the Austrian firm MHM Architects. The general contractor for the structural works of both construction phases is STRABAG Poland.
Sustainability and efficient construction in focus
Upper One is being consistently developed according to circular economy principles. During the demolition of the previous building, Atrium International, 95% of materials were recycled or reused. STRABAG Real Estate also places strong emphasis on efficient resource management during the construction phase. So far, more than 17,200 m³ of concrete and over 2,100 tons of reinforcing steel have been used in the office building. At the same time, work on the hotel is progressing: more than 6,200 m³ of concrete and around 700 tons of reinforcing steel have already been used here, corresponding to approximately 95% of total requirements. Installation of the hotel façade is currently about 20% complete. The office building has already received pre-certification at LEED Platinum level. In addition, certifications according to WELL as well as “Barrier-Free Facility” by the Integracja Foundation are being pursued. According to an independent ESG assessment by the international consulting firm Cushman & Wakefield, Upper One is also among the leading sustainable construction projects in Europe.
