ERSTE IMMOBILIENFONDS starts the new year with the acquisition of the "Silo Plus" office complex. The commercial property in Vienna's 23rd district was developed in cooperation between STRABAG Real Estate (SRE) and Erste Group Immorent and comprises more than 10,400 square meters of office space on seven floors. The sale of Silo Plus was realized within the framework of a share deal.

As part of the "Silo Office Park" at Lemböckgasse 59, it meets all the requirements of a modern office of tomorrow - especially in terms of sustainability. "The ,Silo Plus' is a perfect addition to our sustainability-oriented portfolio. Particularly noteworthy: the low operating costs thanks to heating and cooling by geothermal energy. This is a plus especially for tenants of the diverse office space," emphasizes Peter Karl, managing director of ERSTE Immobilien.

"The office of the future is more than just a place to work. Companies are increasingly looking for sustainable office solutions - also to achieve internal company ESG goals. At the same time, rooms with atmosphere and a feel-good character are in vogue," adds Wolfgang Hauser, managing director of Erste Group Immorent. The "Silo Plus" in the south of Vienna is already bringing this vision into the present.

Sustainability on all levels

The high-quality office building was not only certified according to the DGNB Gold and klimaaktiv Bronze standards but also scores with many attractive advantages for companies and their employees. The office building, constructed as a low-energy building, is designed to use alternative energy sources such as geothermal energy and photovoltaics. The energy for heating and cooling is obtained via geothermal probes and heat pumps.

"Our declared goal is to become independent of fossil energy sources and their price developments. The investments in a forward-looking and innovative energy concept are already paying off in this project and will continue to do so in the future," explains Erol Milo, STRABAG Real Estate Division Manager Commercial Austria. In addition to the pleasant room temperatures - in summer and winter - operating costs can also be kept particularly low.

The premise of Silo Plus impresses with its good location with first-class transport connections - both public and individual - and the planned as well as existing infrastructure. The U6 stop Perfektastraße is in the immediate vicinity, only about a four-minute walk from Silo Plus. For individual traffic, the traffic junctions Brunn am Gebirge and Vösendorf can be reached quickly and easily.

The Silo Plus allows for flexible office layouts ranging from open-space to combination and cubicle offices due to its versatile, daylight-flooded spaces. The concept is rounded off by high-quality equipment with the latest communication technology. The building component activation integrated in the ceiling areas and the use of ecological construction materials additionally ensure a pleasant room and working climate.

In good partnership and neighborliness

The Silo Plus with a usable floor space of around 11,000 m2 of office and storage space and 152 parking spaces is part of the "Silo Office Park" with three office buildings in the Liesing quarter in Vienna's 23rd district. The immediate area is currently home to 560 companies on 240 hectares. The spectrum of activities ranges from construction and research & development to logistics & freight forwarding and information & communications technology. "Silo One" has already been in the portfolio of the ERSTE RESPONSIBLE IMMOBILIENFONDS since 2019. The third component, the "Office Next", is currently still in the development phase.
